Our governance
Unit Titles Act and Owners Corporation Rules
The ownership of Urambi Village is incorporated under the Unit Titles (Management) Act 2011 of the ACT as The Proprietors of Units Plan 119.
In addition to the Act, our governance is determined by our Owners Corporation Rules.
You can view Urambi’s Certificate of Title.
In 2019 the ACT government proposed changes to the Unit Titles Act. You can read the explanatory note for the changes.
The ACT Government has a very good plain English document outlining the rights and responsibilities associated with living in a strata title dwelling.
The Owners Corporation
Each unit owner (or owners jointly) is a member of the Owners Corporation: there are 72 memberships or shares, one for each unit. The members of the Owners Corporation meet annually, usually in August, to discuss and decide upon the management and development of the village, and to approve the budget for the new financial year. A quorum for this annual general meeting (AGM) is 37 unit ownerships. Each unit ownership has one vote. All owners are encouraged to attend or lodge a proxy form. Proxy forms are distributed with the AGM other papers for the meeting some weeks beforehand.
The Executive Committee
The day-to-day management of the village is carried out by the Executive Committee (EC) of the Owners Corporation, elected at each AGM. In earlier years, this was known as the body corporate committee.
Under the provisions of the Unit Titles Act, the EC has the power to make decisions that are legally binding on residents.
EC meetings are usually held monthly and all residents are welcome to attend. The date and time of each meeting is usually fixed for a particular day each month. Any resident can bring an issue to the attention of the committee. Members are listed on this website. Minutes of all meetings are available from the website.
Managing agent
The Owners Corporation employs a manager to collect levies and carry out administrative work relating to insurance matters and transfers of ownership of units.
